What's usually under a builder-laid Kingston Park patio
Original developer patios here are typically laid on a thin compacted sub-base, sometimes only a few centimetres deep, with the concrete flags bedded directly on that. It's built to pass building control at the point of sale, not to carry decades of weather and use, so by the time a patio is being replaced the sub-base underneath usually needs building up properly rather than reused.
Access through an estate side gate
Unlike a terraced house with a narrow passage, most Kingston Park plots have a side gate wide enough for a wheelbarrow and, in some cases, small plant. We check the gate width and any raised thresholds before ordering materials, so we know whether everything can go straight through or needs moving over the fence.
Materials and skip placement on estate roads
Estate roads here are generally wider than the terraced streets we work on elsewhere in Newcastle, but visitor parking can still be tight. We agree a specific spot for the skip and material drop with the household ahead of time rather than assuming space will be free on the day.
